The Fairway Residence | Minimalism Meets Historic Charm

This once-prominent home on a high-profile corner near the heart of Fairway had fallen into significant disrepair over the years. After nearly 40 years under the same ownership, the property had been converted into a makeshift boarding house, with individual rooms rented out, living spaces cluttered, and unchecked water damage wreaking havoc throughout.
When a local designer and creator purchased the home, they envisioned restoring it to its former glory with a fresh, minimalist spin. Collaborating closely with the owner, we thoughtfully opened select walls to invite natural light deeper into the home, creating a brighter, more inviting interior.
The kitchen was extended into the former dining room, transforming it into the heart of the home. Meanwhile, the sunroom was repurposed back into the main house footprint, becoming a picturesque dining room filled with charm. The expanded kitchen now anchors the rear of the home, featuring a striking 16-foot-long island. This multifunctional centerpiece—designed with waterfall edges—acts as a Swiss Army knife for the home, incorporating a sink, dishwasher, storage for bowls and silverware, game storage facing the living room, and seating for family and friends.
The original brick fireplace was given new life with a Venetian plaster finish, tying it seamlessly to the kitchen’s sleek new hood.
Upstairs, the existing bedrooms and hall bath were retained, but the primary bath underwent a dramatic transformation. Reimagined as a modern European wet room, it now features an open shower, a freestanding bathtub, and continuous black river rock flooring that unifies the space into a seamless, functional retreat.
Outside, the original pool was carefully restored, the landscaping was replenished, and the home’s exterior was revitalized with new windows, meticulous brick and stucco repair, and a fresh color palette.
This thoughtful restoration and reinvention earned a feature in DesignKC Magazine’s Spring 2024 issue in an article titled “Folklore in Fairway”—a fitting tribute to a home that has become a modern masterpiece in the community.
