Riggs Residence | A Craftsman Makeover

Set in historic Mission, this traditional bungalow had scene several previous renovations and additions that didn’t do much to maintain the existing charm of the home or neighborhood. A bathroom that didn’t function, stairs that were never intended for daily use, and a pinched catwalk that led to an ill fitting second floor rounded out the biggest issues. 

We worked hand in hand with the owner to rectify the issues within the home as well as develop new, preciously desired, outdoor space. A new gable roof was overbuilt on the previous addition to regain the charm of the historic bungalow; a new shed dormer, open to the north, welcomes diffuse light deep into the home while creating a usable catwalk to access the previous second floor addition; and, a new code-compliant stairs provides access to the second floor. 

Continuing to the exterior, we worked to recreate the charm of a traditional bungalow’s front porch with restructured piers, new decking, new framing and trim, and a rebuilt roof. At the rear we developed a new raised deck for quiet Kansas evenings. The deck includes areas that are fully covered to protect from rain, trellised  to protect from sun, and fully open to sky. This slow removal of structure helps to have the deck “dissolve” into the rear yard. Lastly, horizontal screening helps shade the deck from harsh southern sun while also providing visual privacy to the neighborhood. 

The final touch of this historic home rehab was a fresh coat of paint and stain in historic colors. And now, with that, this home is ready to proudly live another 100 years in historic Mission, Kansas.
